Top reasons why you need a Separate Building and Pest Inspection before purchasing your home

Purchasing property will probably be one of the single biggest monetary purchases in your life time.  For this reason it is extremely important to make sure you have a Building and Pest Inspector that you trust.  It is important to be fully informed about the condition of your new property so you won’t be caught out by any nasty and unexpected (and usually, costly) surprises!

Here are 4 tops reasons why you should have a separate Building and Pest Inspection

1. Unbiased reports

It is best to organise your own building and pest inspector, rather than rely on an inspector/s recommended by your agent.  The Inspectors should be working for you and not the Agent, therefore you can be sure that you receive an unbiased, factual report.  Some agents (as in all industries) can ‘encourage’ the Inspector to gloss over potential hazards that could cause you stress (and lots of money) down the track.

2. Two sets or eyes are better than one

Ensure that you have TWO different inspectors – a qualified and experienced pest inspector and a qualified and experienced building inspector.   Two sets of experienced eyes are better than one!

3. Fully Qualified to do the job

Ensure that your Pest Inspector is licensed and insured and can provide a quote and treat any termite activity that is found.  Some combination building and pest inspectors are not qualified to treat any termite activity that may be found during an inspection.  Our inspectors spend a majority of the day identifying active termites, conditions conducive to termite activity, treating termite activity and installing termite protection.  This constantly increases their knowledge basis.

4. Ability to answer your questions

Always ask questions about anything you don’t understand.  A good inspector will take the time to explain things to you, in language you can understand.  Ideally, when having a building and pest inspection, it is preferable that you are onsite during the process so that the inspector’s can point out any issues to you straight away.  If you are unable to meet the Inspector onsite, make sure that they are available to call you after the inspection has been completed.
